con’t from Part One.

OUR FBMKLCI January – December 2010 : B-E-A-U-T-I-F-U-L uptrend with only hiccups in months of February & June….

July

  • Malaysia – subsidy rationalisation program starting with petrol & diesel prices (up 5 sen), LPG natural gas (up 10 sen) and gula (up 25 sen). BNM increase further OPR to 2.75% to further suppress inflation and prospects of asset bubble driven by too much liquid or “hot money” in the system.
  • China – 2Q’2010 GDP cooled off slightly. The USA economy continue to recover further, although unemployment remain stubbornly high (with jobs mostly relocated to China and Emerging Asia economies) while Euroland emit a sign of relief from its high debt issues.

[if government spend banyak - subsidizing pencen, health benefits, dan lain-lain, Malaysia too can end up like Euro zone. Thus, I am a strong supporter of Idris Jala reforms. Love ya moves !]

[Jas : berangkat ke tanah suci Madinah & Mekah pada tanggal 30 July untuk menunaikan Umroh.... spiritual pleasure]

August

  • Malaysia – RM hits high of 13 years vs-a-vs USD with Malaysia 2Q 2010 GDP of 8.9%.

[Jas : pulang ke tanahair tanggal 14 Ogos... Kaabah is so ELEGANT and perasaan sebak dan sedih meninggalkan Makkah Mukarammah... boo hoo hoo]

[JUST : bulan Ramadhan kebiasaannya kurang aktivit keduniaan, dengan harapan aktiviti spiritual dapat dipertingkatkan]

September

  • Malaysia – RM hit a further high vs-a-vs USD at 3.10 and BNM maintained OPR at 2.75%
  • Malaysia’s Economic Transformation Programme (ETP) revealed – outlined key economic targets for the next 10 years.
  • Malaysia declared new holiday “Satu Malaysia Day” on 16th September every year.
  • China – Yuan under further pressure.

[Jas : Seronok berhari Raya Aidilfitri di Kuala Lumpur, zero traffic jam but sedih takde kampong. Tak macam sambutan raya "as seen on tv"... Exam UPSR, semua kaum ibubapa stress dan pressure naik ... Melawat Spain - Barcelona dan Madrid. Fell in love with Jose Maurinho] Read the rest of this entry »

Perasaan saya untuk meninggalkan 2010 ? “PUAS”… banyak telah terjadi, dapat pengalaman baru dan berjaya memerdekakan 2 Group Agency Manager dalam satu tahun. Seronok nak jumpa tahun 2011. Apa yang “PUAS” sangat ? Iqra’ lah…

What a way to end the year – Hurrah ! Awesome ! Congrats to the Malaysian Tigers for winning bolasepak last night at the AFF Suzuki Cup final. (I’m not a football fan, but can’t help feeling the excitement and energy of “Malaysia Boleh!”)

And indeed the “Malaysia Boleh” spirit was evident in the Malaysia economy and the Emerging Markets of Asia showing a strong growth of recovery. Major economic events, especially at home over the year and perhaps lesson learnt follows next.

January

• Malaysia – Overnight Policy Rate (OPR) started at 2% (historical low), the FBMKLCI at around 1280 (DJIA 10600, HSI 22500)

• China continued growing at a fantastic rate (Q4’2009 at 10.7% yoy) while the US rebounded with “green shoots” from the sub-prime crisis. Euro zone plagued by debt issues of the PIIGS and government pressured to trim spending

[Jaslinah & JUST : a newborn Group Agency Manager was delivered “Arif Ismail” – the Caliph of Caliph group]

February

• Malaysia – officially declared out of recession; with GDP 4Q’2009 at 4.5% yoy.

• China and India start to “worry” about inflation simmering & possible overheating and asset bubbles forming.

• Political tension in Thailand.

• US continue to be worried over its high near 10% unemployment rate; despite “green shoots”.

[Jaslinah & JUST : Birthday x 2. Jas conducted talks at Johor Bharu & Kluang branch of PMB]

March

• Malaysia – OPR raised to 2.25% by Bank Negara Malaysia (BNM) as a pro-active move to suppress inflation and normalise interest rates in Malaysia (shucks ! we’re not so Islamic after all…)

• Malaysia – Part 1 of the New Economic Model (NEM) revealed; on strategies to achieve high-income nation status by year 2020. Postponement of GST (sales & service tax) to maybe Q3 of 2011.

[ Jas’s thoughts – the GST (sales & service tax) is a more efficient way of taxing people based on their spending, and not on their income – this will drive people to spend more wisely (contoh – makan at hotel, sure kena GST, makan at warong, no GST) and not penalize orang-orang yang rajin bekerja dan berpendapatan tinggi]

• US – maintain interest rates near 0% to accommodate economic recovery

• Observe widening of interest rates differentials between developed aconomies and emerging economies.

[Jas’s thoughts : when interest rate naik, matawang bertambah mahal (more value) berbanding matawang lain; so mengakibatkan lebih banyak dana masuk Negara yang matawang lebih tinggi’ Kalau tak control, mungkin invite spekulasi terhadap asset seperti stock market dan property]

Failure to plan, is a “Plan To Fail”

Soalnya, if you do not want to fail, then how do you plan ? How does one plan to succeed ? We know that salah satu ciri orang yang berjaya dalam hidup, especially those yang berjaya pada usia yang lebih awal, do plan their success. Kekadang, memang its purely luck – but honestly berapa orang yang dilahirkan lucky ?

Its easier to take charge of our own life – bertanggungjawab ke atas diri sendiri. Be the “cause” (penyebab) and not the “effect” (akibat or sentiasa redha dan terima keadaan). I spoke of this in our recent brainstorming session and surely, ada yang tersentak dan kurang senang dengan kenyataan ini. That’s life ! So go get real !

Back to planning. In life there are some sure things that we can plan. One of which, soal simpan dan melabur wang. Nak tahu kenapa orang dolu-dolu kata “sedikit-sedikit, lama-lama jadi bukit ?” Buktinya, kalau buat Plan A, atau Plan B atau Plan C anda pasti punye kehidupan yang bebas beban kewangan. Mulakan dari usia yang muda dan biasakan diri anda dengan disiplin kewangan. Read the rest of this entry »

Words of Wisdom by Three Wise Men

Euphoria !  Probably this is how I can sum up how I felt yesterday. Many of us attending a sharing session at our Bangsar branch by – GAM Rodaini, GAM Raymond and GAM Palaniandy. Semuanya sifu-sifu belaka. It was a “tunjuk ajarku, sifu” session and all three sifu gave generously…

Wise Man No. 1 – GAM Rodaini “The Magic of Recruitment”

1. Recruitment is like having 200 rented properties – all generating rental income at the least possible cost and risk

2. Unit Trust is a unique business where, we can sell ONE PRODUCT (unit trust) many, many, many times (as often as every 3 bulan) - unlike selling cars, houses, books, MLM producst.

3. “An ounce of action is worth a ton of theory”.

If I may add….

“Action speaks louder than words” and “A picture is worth more than a thousand words” – so, talk or speak less, just do it and show me RESULTS !

4. Recruitment MAGIC

  • build empire – Net Asset Value gives you passive income or DIAM-DIAM INCOME – macam dapat pencen segera. Di PMB passive income dibayar after joining 6 months. This is income tambahan selain commission asas.Kerja gomen 30 tahun, gaji tamat RM3,000 so gaji pencen RM1,500. Di PMB, kerja 6 bulan (tiap-tiap bulan dapat income) and extra income (pendapatan pencen segera) right after bulan ke enam !
  • biz Unit Trust secara ”sharing of education” instead of selling or pushing product semata-mata adalah cara baik.

4. Carta Potensi Pendapatan - download disini (dalam progress)

5. Recruitment “killer words” – “pencen income”(pension scheme), small daily sales to build EMPIRE, working in a time bomb (anytime company can bungkus or staffs are retrenched) without mercy…

6. Quality Unit Trust Consultants – prspect :

  • life insurance agents
  • car sales person
  • pensioners
  • people from sales line
  • early retirement – MSS, VSS
  • credit card sales men
  • enthusiastic MNC employees (part-time income) private sector employees.

How is your relationship with MONEY ?

Pernah lihat advertisement “Kami bukan Ah Long, tapi kami mahu tolong”. Cute and yet the “niat” is questionable. Seriously, betul ke nak tolong and beri talian hayat ? I’ve been through a few of these, and honestly, kita akan berasa lega sekejap, kemudian senak tiap-tiap bulan. Over the longer-term, usually if our spending habit don’t change for the better, we’re doomed to enter another round of “Kami bukan Ah Long, tapi kami mahu tolong”. Yup, by taking more loans and credit cards (usually amount yang lebih besar) to cover the debts. Sedih ! Nasib baik ada biz unit trust, it changed my life and am sure have witnessed how this biz change lives of others for the better.

“Money isn’t everything, but everything needs money”

To understand your relationship with money, ingat semula semasa kecil-kecil dulu. Did our abah and emak had to work hard to cater for the family needs, did you have to work at young age to support the family needs, or maybe were they a lot of arguments about money while you grew up ? All these will somewhat shape your perception about money. It can make you angry, upset or maybe happy and tanam semangat berdikari and tanggungjawab.

Look at now. Try to complete some of the following sentences…

  1. Saya senang dan mudah belanja wang saya ke ………
  2. Saya sukar nak belanja wang ke ……
  3. Saya sayang duit sebab …………………………………………………
  4. Saya risau duit saya sebab ……………………………………………
  5. Saya sering bergaduh (argue) hal-hal wang sebab …………
  6. Saya berasa …………………. bila simpan duit.
  7. Sekiranya saya cukup wang, saya akan ………………………..
  8. Berbincang hal wang, membuat saya berasa ………………..
  9. Bila saya membeli barang secara impromptu/tidak fikir panjang, saya berasa
  10. Saya tak tahu cara nak tadbir (manage) wang saya kerana…Read the rest of this entry »

Saya bukan peminat football, soccer or bola sepak !

Nevertheless, recently I heard this over BFM89.9 and I think I’ve found a mentor – someone I can look up to, a leader and good example, someone so inspiring and equally interesting. I wish and dream that I too may someday be “Jas Rahman & Real JUST”… “Real” in Spanish is “Royal” so its actually the Royal Madrid. I recently visited Spain under PMB’s Group Agency Managers’ retreat to Barcelona & Madrid. In Madrid, we visited the Real Madrid’s football stadium and their football museum – they were AWESOME !

[In PMB, each year 25 of the top Group Agency Managers are given a special trip by the PMB. Presently there are over 360 Group Agency Managers in PMB]

Now, Nama sebenar Jose Mario dos Santos Felix Maurinho, son to a footballer turn coach. Started career sebagai footballer tetapi kurang menyerlah. So, Jose Maurinho decided at a very early age that dia akan jadi Football Coach tersohor di dunia. He is known as a true leader – you either love ‘em or hate ‘em. He’s famous for building high performance team – Chelsea, Porto, Inter Milan and now Real Madrid.

I ran a quick metaphysics check on his birthdate – 26 January 1963 and discovered  that he is born to lead, very independent, intelligent and also pandai berkata-kata and involved with many people. His main characters are  :

Core= 1 (located at sudut terbawah segitiga) – Sendiri – tidak bergantung pada orang lain (independent), pemimpin, bijaksana, menarik pendengki & cemburu

Sub-Core = 2 (located atas kepala segitiga) – Kekuatan pada mulut – bercakap, banyak cakap, lembut hati, menarik wanita/lelaki

Seterusnya, saya dengar dan teliti content and analisa on Maurinho. He has a Phd, is fluent in 17 languages, he is very intelligent and focus (“Work hard and work smart”), off course well-dressed (alwiz in his Armani suit), there’s his looks ! And this is a guy respected by his team, his competitors and in a recent poll as to “Who you wish is your Boss” done in US, Maurinho beats Obama, Jamie Oliver, and many other celebrity & public figure. I guess, everyone one or at least dreams to be in a high performance team !

Here are 8 things Jose Maurinho does well in building his team of high performance football players are :

  1. Maurinho is focused on winning – determine to be the best football coach and building his high performance team. Even after a defeated match (which he has but few), his team is able to bounce back, recover & play well as soon as the second half of their games.
  2. Maurinho is clever at building strong bonding – as he fluently speaks 17 languages, he builds strong rapport & eventually relationship with his team. Everyone feels like part of the team – even the stadium gate keepers, the kitchen help etc. His players regard him as “their father”, some admitted that their training session are intense but not tiring as Maurinho handles the training well.
  3. Maurinho acts as a secure base – players come back to him and they know that Maurinho will stick his neck out to defend his players (sometimes even when they do wrong). He shelters the team and helps sway pressure on his players.
  4. Maurinho handles & resolves conflict – he puts the issue on the table and sort them out. His criticism are positive, focus to encourage not condemn. Read the rest of this entry »

Gold ? Emas ?

Emas sebagai “hedge against inflation” especially during economic or political uncertainties. Imagine in 1990s gold was traded between US$300 ke US$400 se ounce. Sekarang ? SInce tahun 2000 gold naik sehingga US$1350 se ounce. Tak silap baru-baru ini cecah USD$1400 se ounce ! Hebat ! Sebenarnya sebahagian sebab harga emas continue to naik, adalah sebab currency US Dollars (diguna sebagai harga emas) sedang menurun nilainya. So each time USD weakens, gold price rises to maintain and reflect gold value. So, partly sebab gold price naik adalah illusi yang datang dari kelemahan USD.

Now, why USD weakens ? Maybe sebab US government and central bank decided to print more money to boost economic recovery and improve purchasing “feeling”, since unemployment rate still high (almost 10%). Also sebab investors perlu “hedge” againts huge US government’s deficit in its expansionary fiscal policies.

Emas juga sebagai alternatif kepada matawang, juga as diversification in an investment portfolio. It is said that return in gold investment tak berkait dengan pasaran ekuiti dan commodity lain. Apa pun, the present gold price rise is mainly due to investment demand versus declining (or flat) production (supply side), tambahan pula many central banks around the world start build up (simpan) gold reserve and reduces selling of gold.

So, if interested to invest in gold, what is the legitimate way ?

A few avenues available :

1. hold physical gold wafers or bars or maybe jewellery, although potential risk loosing it if not safely kept. In addition holding jewellery may suffer other costs – workmanship (tukang)

2. start an “Gold Investment” account – this method is getting more attention and thus many banks offer such investment. It is more convenient and safe, without hassle of storing the physical gold. Usually a passbook is given to track balance. The buying and selling price ada “spread” or a margin – selalunya around 4% difference between buy/purchase and selling price. The “spread” can be wider during volatile market situation. Gold investment via banks are bought or sold directly with bank, so no professional advice given as investing in unit trust.

some “gold Investment” account in the market offered by :

a) Maybank – Gold Savings Passbook Account – minimum initial purchase 5 grams (at prevailing market price). Conversion to physical gold (wafers) in 10, 20 and 50 grams. Maybank also sells the Kijang Emas gold bullion coins on behalf Bank Negara Malaysia.

b) KFH Gold Accoint-i – minimum initial purchase 10 grams (retail) and 50 grams (corporate). Withdrawals in 1, 5, 10 or 50 grams denominations

c) Citibank – minimum initial purchase US$5,000

d) Public Bank’s Gold Investment Account – initial purchase 20 grams.

3. Open gold account via gold futures, spot gold, gold-linked exchange traded funds.

Still, as in any investment, investment in gold also carries risk – fluctuation in price of gold and movement of US Dollars & conversion to Ringgit Malaysia. Investors can also suffer capital losses if sell gold during times when markets are low.

My advice ?

1. Diversify, not all investment in gold.

2. Gold as in other “investment” are not meant for short-term speculative strategy.

3. Start small, grow the account as you grow your knowledge & confidence in this commodity.

4. Be careful of the many, many illegal gold schemes especially those you can only observe “online” as most of them operate by taking monies (deposits) without license from Bank Negara. So, if and when Bank Negara raids their operation, investors monies are frozen together with other assets of such scheme. It may take years to unfreeze the assets pending lengthy court and legal proceedings. Often by then the operators abscond overseas and yang terima padah are the investors !

5. If given physical gold bars, quickly go to goldsmith and check – gold or tungsten disalut gold ! Lagu haru biru…. Please be careful…

cheers.

Salam. Today is 1 December 2010.

We depart for RHB Securities right after brainstorming session Isnin lalu 29 November 2010.
